MLS (Multiple Listing System) is a digital technology system used to organise, publish, and manage property listing information through a structured and centralised database.
An MLS is not a real estate agency and does not provide real estate services. It is the infrastructure that organises property data, not the party that sells, represents, or negotiates property transactions.

What MLS Is (and What It Is Not)
What MLS is:
- A technology platform for publishing and managing property listings

What MLS is not:
- Not a real estate agent, broker, or intermediary
- Not a representative of buyers, sellers, owners, or tenants

- Not a verifier of ownership, mandates, or professional status
How MLS Works (High-Level)
- Property listings are published by Users of the system.
- Listing information is provided based on user submissions or third-party sources.
- Data is displayed using standardised listing fields.
- Communication, negotiation, and transactions occur directly between the involved parties.
MLS technology does not participate in communications, negotiations, agreements, or transactions and is not a party to them.
MLS and RealtyHub
RealtyHub operates a digital MLS platform for the Cyprus real estate market. RealtyHub provides listing publication tools, structured property data hosting, search and discovery functionality, and technical export and data presentation features.
RealtyHub does not:
- Act as a real estate agent, broker, intermediary, or representative
- Verify property ownership, mandates, or licensing
- Supervise or control Users' professional activities
- Participate in property transactions
Listing identities (such as role and company affiliation) are displayed based on user self-declaration.
Who Can Use an MLS Platform?
MLS platforms may be used by individuals and entities involved in the real estate market, including:
- Licensed real estate agents and licensed real estate agencies
- Developers and developer representatives
- Institutional owners and authorised institutional representatives
- Private owners and authorised private owner representatives
- Employees, associates, assistants, and other Users acting for any of the above
Each person uses the platform through an individual account and remainssolely responsible for their own listings and communications. Roles and affiliations displayed on the platform are self-declared and provided for informational purposes only. Access to the platform is subject to the eligibility and registration rules set out in the Terms & Conditions.
MLS and Cyprus Law
In Cyprus, real estate agency services are regulated under the Real Estate Agents Law 71(I)/2010 (as amended). MLS platforms are technology and data providers and do not replace licensing requirements or grant authority to provide regulated real estate services.
Responsibility for lawful conduct remains with the Users of the platform.
